How long does epoxy flooring last?

Lifespan comes down to two things more than any other factor: how the concrete was prepared and how thick the coating was built up for the job. Get both right and a properly installed epoxy floor will run 10 to 20 years under normal residential or commercial use. Skip the grinding stage, or apply a coating too thin for the traffic it carries, and even a quality resin can lift or wear through within a year. Both are resin systems applied over prepared concrete, but they behave differently once cured. Epoxy takes longer to cure, often a full day between coats, which gives it more build thickness and stronger impact resistance. That suits garages, workshops, and showroom floors that live indoors. Polyaspartic cures in hours rather than days and holds its colour under constant UV exposure, so it’s the system we reach for on driveways, alfrescos, and pool surrounds sitting in direct Perth sun most of the day. A residential garage, alfresco, or driveway typically takes 2 to 3 days from grinding through to a cured topcoat. Commercial and industrial floors run longer, usually 3 to 5 days, depending on the square metreage and how many coats the traffic level requires. In most cases, yes, and replacing the slab is rarely necessary. We diamond-grind the surface to remove the top layer and open the concrete up, repair cracks and joints with a high-strength filler, and prime with a product designed to bond to prepared, older concrete. Hairline cracking and general wear are exactly what that preparation stage is built to handle. Structural movement in the slab is the one thing worth flagging early, since that needs its own repair before any coating goes down.
Standard epoxy can amber over time under constant UV, and that’s a genuine limitation of the resin itself, not a myth. It’s why we finish sun-exposed areas with a UV-stable topcoat, or specify a polyaspartic system outright for driveways and alfrescos that get direct sun for most of the day. A floor that starts yellowing within a year or two is usually a sign the wrong topcoat was used for the location, not that epoxy itself was the wrong choice.
On its own, a smooth epoxy topcoat can be slippery when wet, which matters for pool surrounds, alfrescos, and commercial kitchens. We build slip resistance into the final coat with a broadcast aggregate or a textured additive, matched to how much grip the space actually needs. Done properly, that adds traction without making the floor rough or harder to clean, which is the trade-off cheaper anti-slip additives often get wrong.
Less than most people expect. Regular sweeping to keep grit from scratching the surface, plus an occasional mop with warm water and a mild detergent, is enough for most floors. Avoid ammonia-based or highly acidic cleaners, which dull the topcoat with repeated use, and deal with oil, fuel, or chemical spills as they happen rather than leaving them to sit.
